For this commercial door service project in Fontana, California, we began with a thorough door assessment and adjustment. Before recommending replacement parts, we first verify whether existing components can be fine-tuned. What We Found
This location experiences strong and consistent winds, which place significant stress on the storefront door. To help prevent damage, the door had previously been fitted with a restraining chain with a plastic sheath. While these chains are not visually appealing and many businesses prefer not to have them, in high-wind locations they are sometimes necessary to prevent the door from swinging too far open. Without the chain, the wind could force the door open and cause damage to the door, the frame, or the adjacent glass. The chain was still intact and continues to serve an important purpose at this location.
We also found that the surface-mounted door closer had failed. High winds caught the door and tore the door stop and closer arm, breaking the closer and pulling hardware out of the header.
During our inspection, we identified the underlying cause of the failure. A previous door service company had installed a parallel arm plate for the surface-mounted closer, but it had been attached to a thin decorative door stop. This type of stop is typically used to conceal a concealed closer arm and is largely cosmetic. When the door was converted from a concealed closer to a surface-mounted closer, the header was not reinforced. A standard storefront header designed for a concealed closer is not strong enough to support the forces created by a surface-mounted closer, especially in high-wind conditions.
Our Solution
To correct the issue properly, we disassembled the door and header and removed the abandoned concealed closer hardware that had been left inside. We straightened the damaged jamb and installed solid wood blocking inside the header to create a strong internal support. We then reinforced the decorative door stop so it could serve as a structural mounting surface and used longer fasteners that pass through the stop and anchor securely into the internal wood blocking.
With the header properly reinforced, we installed a new PR 90 surface-mounted door closer. The closer was adjusted to ensure smooth operation, controlled closing speed, and safe latching, even when the wind catches the door.
Why a Surface-Mounted Closer Was the Right Choice
Surface-mounted door closers are often a good choice for high-traffic commercial storefronts. They are durable, easier to service over time, and can be added to existing doors. However, they must be installed with proper header reinforcement. Without that reinforcement, repeat failures are likely.
The Result
The door now operates safely and reliably, with hardware that is properly supported for both daily use and the challenging wind conditions at this site. The restraining chain remains in place because it is still necessary due to the wind exposure, and the reinforced header provides a long-term solution that addresses the root cause of the problem rather than just the symptoms.
